A more descriptive indication of the key services to be provided by or procured and directed by the Green Networks team is provided below. This list is not exhaustive, though rather indicative of the key areas of the project’s development:
Project Concept and Inception
In determining the overall project concept, we will consider the possible market segment, geographical market area, location, development size, infrastructure, current and future building use, specialized facility needs and client requirements, to inform a project concept.
Project Concept Refinement
At this stage, we will evaluate, refine and test the project concept(s). Furthermore, we will ensure that the site chosen for development has the appropriate zoning (as well as a check on servitude's on the land), begin making provision for access to suitable transportation arteries, and apply for more than adequate municipal services to be available. We will ensure that the architectural team and facilities management service providers, work jointly on the concept refinement – ensuring appropriate development design and usability.
Site Specific Feasibility Studies
We will perform a robust cost and return analysis on the development and its future intended use. We’ll consider construction cost, professional fees, finishing cost, land cost, local authority fees, contingencies and projected net operating incomes and by extension, an estimated project value. Together with the project team, we will prepare schematic architectural layouts and determine if the project is physically feasible, perform soil tests to determine the load – bearing capacity of the ground, examine the grade and configuration of the site and consider any other unique physical characteristics.
Contract and Team Negotiations
During this phase of the project, we will have written agreements and contracts drawn up with all professionals and / or entities involved in the project, whom until now had not yet been appointed in some capacity. The contracts will stipulate all necessary legal obligations, as well as scopes of work, warranties, penalties in the event of a delay, price and payment terms.
Construction / Development
Strict project management and risk mitigation strategies and practice will govern this stage of the project. We will facilitate all appointed professionals and ensure that where sub-contractors are appointed, they are governed similarly. We will inspect all work to ensure quality and alignment to the project purpose, but also ensure that any progress payments made, are consistent with work completed. and where necessary, certified before any payments are made. This procedure protects all parties involved in the project. Crucially, we will ensure and provide the opportunity for all parties involved, to work in a cohesive manner, so as to reduce project risk, project cost overrun, and ensure all specifications and schedules are adhered to.
Snagging
Post construction, we will ensure that a process of inspection is implemented, in order to compile a list of minor defects or omissions in building works for the contractor(s) to rectify.
